Kaji Ulang Kelayakan Investasi Pada Jalan Tol Akses Pelabuhan Patimban

Patimban Port Access Toll Road was built by PT Jasamarga Akses Patimban for access to Patimban Port and surrounding areas. In 2023 this project had to be re-tendered due to imperfections in the auction documents, as a result of this re-tendering resulted in delays so that the operation plan was delayed. The purpose of this study is to determine the investment feasibility of the Patimban Port Access Toll Road after experiencing delays and to find out the possibilities that will affect investment feasibility with financial feasibility parameters such as IRR, BCR, NPV, PBP with a discount rate of 8.53%. From the results of the analysis of the financial feasibility of investment due to project delays, the BCR value is 1.079 and NPV 377.890.305.843 (+) and IRR of 8.86% exceeds the discount rate. With a concession period of 50 years, PBP occurs during the 21st year or precisely in 2045. The highest investment value occur when its revenue increase 5% and O&M costs decreases by 5% and the lowest value occur when its revenue decreases by 5% and its O&M costs increase by 5% Based on these results, the Patimban Port access toll road project is still financially feasible despite delays.
